Why are real estate commissions 6%?
and why that may be changing

This is a great article to read so click on the link above for the full story!
If you have a realtor helping you find a home you just might be paying them in the near future as your Buyers Agent instead of the Seller paying them. You could pay us at National Home Buyers LLC a lot less and save a lot more!

Washington, DCCNN —

Here’s how paying for a real estate agent to sell your home has long been done: A seller hands a percentage of the sale price to their broker, who then splits it with the broker who brought the buyer.

The commission is typically between 5% and 6%, which is usually tens of thousands of dollars out of the seller’s proceeds. But the seller also factored that cost into what they listed their home for, so indirectly, the buyer is paying the cost, too.

How did that become the standard? And will this process continue?

Property Management Fraud

Yes – Property Management Fraud – is on the risePropertyManagementFraud

I see this happening all the time!  This is exactly why I do Joint Venture Partnerships where you the investor and I, Dan Ringwald of National Home Buyers, LLC are both on the Deed 50/50.  That makes me a property owner with you 50/50 not a property manager.  The only way I generate income is by keeping the expenses low and the income high so you and I both make a profit.

Sure there are some property managers out there that still have some integrity and I will work with them two.  How much time and money will be lost by you on your own looking for a good one while getting ripped off.  Good luck going it alone.

Join me and see.  I am not in this business to lose money and I have a track record of making it work and referral Joint Venture Partners who will confirm they are working with me now and are getting ROI’s of 18% in the first 12 months and 100% in about six years!

I am also building teams of Property locators via GoToMeeting/NHBig

Go Solar City

I finally went Solar!

Now there is a good reason why I, Dan Ringwald,
went with Solar City.  Click on the picture and
you will see.  If you are still not sure get back to
me for the details on the not so obvious secret
why I will not be spending $100,000 on my SCE
electric bill in the next 20 years and why a few of
these reasons and opportunities may not last!

$300 Vacant Lot

We just scored a $300 vacant lot right next to one of my $20k Rent Ready Properties.  That made my Joint Venture Partner very happy to see this will help increase the value of our investment.  This was a Tax Deed auction and the starting bid was $280.

$300 Vacant Lot

So what was my strategy on this one?  I figured if someone really wanted to purchase this lot and build they would pay way more than I would for it because I didn’t want to incur the cost for building in a market where foreclosures are so cheap.  If someone else headed down that path they would just increase the value of our investment by building a new home right next to ours.

On the other hand if no one was seriously looking to build there then very possibly no one was looking there at all so I’ll bid low in the hope there are no other bidders.  It worked!  There were no other bidders.  We can now offer it to our tenants for extra yard space for gardening or other uses.  That will eventually drive up the rental rate because no one else in the neighborhood has that extra space and it’s the biggest lot in the area.  Five or ten years down the road we could build or just sell it for $5,000 or more.  We can afford the taxes at $25 per year.

Another happy Join Venture Partner and some are doing this Tax Free with us through their IRA.  Call Dan Ringwald 805-967-6595 or email and lets get you started now!
